What to include in your enquiry

A commercial EPC is priced on the building rather than from a menu, so the more of the following you can tell us up front, the faster we can give you a firm figure instead of a range.

• The address, and which part. Whole building, a single floor, or one unit within a larger property. The certificate covers a defined extent, and a certificate for the wrong demise is worthless at the point of a transaction.
• Approximate floor area. Even a rough figure places the building in the right band.
• How it is heated and cooled. Whether there is air conditioning, mechanical ventilation, or more than one heating system. This is usually what decides Level 3 versus Level 4.
• Why you need it. A sale, a new letting, a lease renewal, a refurbishment or new build – each has different timing pressure, and new build is assessed at Level 4 as a minimum.
• Any drawings or plant records you hold. Floor plans with dimensions and a schedule of heating, cooling and ventilation plant genuinely reduce the fee, because the assessor measures less on site.
• Your deadline. If a completion date is fixed, say so.

We would rather tell you that you do not need an assessment than sell you one you cannot use – if a valid certificate already exists on the register for your building, we will say so.
