Why is a commercial EPC not a fixed price?
Because commercial buildings vary enormously. A single simple shop assessed at SBEM Level 3 is a small job; a large multi-zone warehouse or hotel at SBEM Level 4, or a complex building needing a Level 5 DSM model, involves surveying and modelling every system and zone. The fee follows the work, not a menu.
What is the difference between SBEM Level 3, Level 4 and DSM Level 5?
Level 3 and Level 4 both use the Simplified Building Energy Model (SBEM): Level 3 for smaller, simple premises (broadly under 250 sqm), Level 4 for larger or multi-service buildings and all new-build. The most complex buildings, with atria or advanced HVAC controls SBEM cannot model reliably, need Dynamic Simulation Modelling (DSM), which is a Level 5 assessment.
